AI Real Estate Photo Editing: The 5 Fixes Agents Make Before Every Listing

We analyzed 150,000+ AI real estate photo edits across 9 countries. Virtual staging, object removal, sky replacement — here's what agents actually fix before a property goes live.

Every listing photo tells a story — but rarely the one the camera captured. We analyzed over 150,000 photo edits made by real estate agents and photographers on Pedra between 2024 and 2026 to answer one question: what do professionals actually fix before a property goes live?

The results reveal what the industry already knows but rarely says out loud — almost no listing photo goes unedited.

Key findings:

  • Virtual staging (furnishing + renovation previews) accounts for 51% of all edits
  • AI real estate photo editing grew ~9x from 2024 to 2026
  • Object removal grew 7x; video generation grew 100x
  • Minimalist is the #1 staging style in 7 of 9 countries — only the U.S. and Switzerland prefer Modern
  • One-click enhancement ("enhance + correct perspective") was the single most-used individual tool across all three years

1. Virtual staging (51% of all edits)

More than half of all edits fall under virtual staging — and it splits into two distinct use cases.

Furnishing (26%): Agents place furniture into empty or cleared-out rooms to help buyers picture the space. "Minimalist" and "Modern" were the most requested styles in 2026, signaling a clear shift away from heavy, traditional interiors. Scandinavian and Mediterranean round out the top four.

Renovation previews (25%): Agents show buyers what a dated kitchen or bathroom could look like after a remodel — new materials, updated layouts, the works. This use case exploded 10x from 2024 to 2026, with high-creativity renovations outpacing conservative ones 3-to-1.

The takeaway: Agents aren't just selling what a home is anymore — they're selling what it could be. Virtual staging in all its forms now accounts for the majority of all listing photo edits.

2. Image enhancement & perspective correction (22%)

Brightness, HDR, color correction, and straightening verticals made up the second-largest category at roughly 34,000 edits. "Enhance and correct perspective" — a single tool that handles exposure and lens distortion together — was consistently the top individual edit across all three years.

The takeaway: The smartphone killed the professional photographer monopoly, but agents still need the photos to look professional. One-click enhancement bridges that gap.

3. Object removal (15%)

Over 22,000 edits involved removing unwanted items from photos — personal belongings, clutter, watermarks. Object removal usage grew 7x from 2024 to 2026, making it one of the fastest-growing categories in our data.

The takeaway: Sellers don't always stage before the shoot. Agents fix it in post — and they're doing it faster than ever.

4. Video & virtual tours (9%)

Video generation — including before/after curtain-effect clips, virtual walkthroughs, and social media content — made up a growing slice of edits. Video usage grew over 100x from 2024 to 2026, driven largely by agents creating short-form content for Instagram and TikTok.

The takeaway: The listing photo isn't enough anymore. Agents are turning static images into video content to meet buyers where they scroll.

5. Sky replacement (3%)

Around 4,000 edits swapped overcast skies for blue ones. A small share, but telling: in 2026, agents gained "sunny," "dawn," and "sunrise" options, and adoption was immediate. Clear-sky listings have been shown in external studies to receive more saves and clicks on portals.

The takeaway: Weather is the one variable agents can't control on shoot day. Now they can.

How staging style preferences differ by country

When we broke down virtual staging by market, one finding stood out: Minimalist is the #1 staging style in 7 out of 9 countries. The only exceptions are the United States and Switzerland, where Modern takes the top spot.

But the similarities end there. Each market has a distinct personality.

The U.S. is the most diverse market in the world

American agents used 9 different staging styles at scale (100+ uses each) — including Traditional, Bohemian, Mid-century, Industrial, and Mediterranean. No single style dominates. By contrast, most European and Latin American markets concentrate heavily around two or three looks.

Switzerland is the most concentrated

73% of all staging in Switzerland uses a single style: Modern. It's the most lopsided market preference in our dataset.

Latin America goes all-in on Minimalist

In Brazil, 69% of all virtual staging is Minimalist. In Argentina, 55%. These are the most style-concentrated markets outside Switzerland — and in the opposite aesthetic direction.

Spain is the volume leader — and surprisingly eclectic

Spain accounts for more staging edits than any other single market and uses 8 styles at scale — including Scandinavian (Escandinavo), which is the third most popular style despite having no geographic connection. Luxury (Lujo) and Mediterranean round out a diverse top five.

Germany and France follow local patterns

German agents favor Minimalistisch, Modern, and Skandinavisch — a pragmatic, clean-lined trio. French agents lean toward Moderne and Méditerranéen, with a notably higher use of "high-detail" premium staging compared to other markets.

What the data says about the industry

Four patterns stand out across 150,000+ edits and 9 countries:

AI editing isn't optional anymore. Usage grew roughly 9x from 2024 to 2026 across every category. The agents who aren't editing are now the outliers.

Virtual staging dominates. Furnishing and renovation previews together account for over half of all edits. The industry has moved from "show the home" to "show the home's potential."

Minimalist won the global staging war. It's the top style in 7 of 9 markets — only the U.S. and Switzerland prefer Modern. The heavy, ornate looks of a decade ago are effectively gone.

One-click fixes win. Combined enhancement-plus-perspective-correction tools are preferred 4-to-1 over standalone edits. Agents want results, not workflows.


Methodology: Data reflects all image and video edits processed through Pedra from January 2024 through March 2026 across Argentina, Brazil, France, Germany, Italy, Portugal, Spain, Switzerland, and the United States. Categories were consolidated from 200+ granular edit types into five groups. Style names were normalized across languages (e.g. "Minimalista," "Minimalistisch," and "Minimalist" are reported under their local-language labels in the table but treated as equivalent in aggregate analysis). Null and uncategorized entries were excluded.
