Search for the best virtual tour software for real estate and you get rankings that put a $6,000 3D scanner, a free phone app and a desktop tour editor in the same numbered list. Most of them are written by one of the vendors in the list, which then comes first.
The question that decides which tool fits is simpler: what are you going to capture with? So this comparison sorts thirteen tools by that, then prices each one. Every price below was checked on the vendor's own site on 14 October 2026, in the currency it quotes. Where a vendor doesn't publish a price, we say so instead of guessing.
Our pick if you don't have a 360 camera: Pedra (our own product). It builds the tour from your phone, works on any portal that takes a link, and costs €29 a month with unlimited tours, and the same plan covers staging, photo editing and video. If you need measurements and a dollhouse view, Matterport is still the one to beat. Try Pedra's virtual tours →
The three kinds of virtual tour
1. Phone-only tours. No 360 camera at all. The app guides you through a series of photos in each room and stitches them into 360 photos, then builds the tour. Zillow 3D Home, Pedra.
2. 360 photo tours. You take one 360 photo per room with a 360 camera (RICOH THETA, Insta360) and the software links them with hotspots. No 3D model, but cheap, fast and easy to brand. CloudPano, Kuula, 3DVista, Panoee, RICOH360 Tours, Floorfy, Nodalview, TeliportMe.
3. 3D scans. A camera with a depth sensor (or a robotic rig) captures the property and the software rebuilds it as a measurable 3D model: dollhouse view, measurements, floor plans. Best for luxury, new builds and commercial. Needs dedicated hardware or a photographer. Matterport, iGUIDE, Giraffe360.
Most agents asking for "virtual tour software" are in the first or second column. Price the tools within your column first, because the best tool in the wrong column means buying hardware you didn't plan for.

*Matterport loads plan prices by script; its own blog quotes "from $14/mo". Kuula's pricing page showed no figures on the day we checked. Floorfy's price is from Floorfy's own blog because its pricing page didn't load. Giraffe360's US price page shows no figure; $360 is what search results show for that page.
Phone-only tours (no 360 camera)
Pedra: €29/month
Pedra is our product, so weigh this section accordingly.
Pedra builds the tour from your phone. In the Pedra app you stand in each room and take 8 guided shots; Pedra stitches them into a 360 photo and finishes it with AI (seams removed, ceiling completed). That's 1 credit per room. If you do own a 360 camera, upload its photos instead.
Tours are unlimited. You can link rooms by hand for free, or let AI place them on the doorways the way the floor plan connects the rooms (how it works, 1 credit per 2 photos). The tour gets a link and an embed you can add to Idealista, your website or any portal, and you can furnish or renovate rooms inside the tour with AI. The Pro plan is €29 a month with 100 credits.
It's also more than a tour tool. The same plan and credits cover everything else a listing needs: virtual staging (furnish, empty or renovate a room), photo enhancement and perspective correction, blue skies, object and watermark removal, listing videos built from your photos with a voiceover, and floor plans. A floor plan drawn by hand from the tour is extra, at €19 + VAT. Most agents otherwise pay for a tour tool, a staging service and a video editor separately.
What it doesn't do: no 3D model or measurements like Matterport, and no MLS-specific unbranded mode.
Choose it if you don't have a 360 camera, list outside the US, or want tours, photos and video in the same tool.
Zillow 3D Home: free
Free, with no per-home or hosting fees, and it publishes straight to Zillow and Trulia listings. You capture with an iPhone or Android phone; the interactive floor plan needs a RICOH THETA or Insta360. Zillow says listings with a 3D tour get more views. The limits: it's US only, the tour lives on Zillow, and there's no branding.
Choose it if your listings are in the US and Zillow is where your buyers are.
360 photo tours (you need a 360 camera)
CloudPano: $27/month
The most popular 360 tour platform with agents in the US. Tours are easy to brand, with white label, custom domains, lead capture, live video chat inside the tour and MLS-compliant unbranded copies. It can add dollhouse and 2D floor plans as a paid extra. CloudPano's help center lists Pro at $27 a month and Pro Plus at $33 a month billed annually; there's no public pricing page.
Choose it if you have a 360 camera and want branded tours that capture leads.
Kuula: free plan, paid from about $20/month
Kuula does one thing well: upload 360 photos, link them, add hotspots, publish. The free plan is real but limited (Kuula branding, hotspots visible only to you). Its pricing page showed no figures when we checked; Kuula's older blog says paid plans start at $20 a month.
Choose it if you already own a 360 camera and want the simplest, cheapest way to host tours.
3DVista: $499 one-time
Desktop software rather than a web app, with a one-time licence of $499 (or €499) and hosting from €99 a year. You get unlimited tours, full control over the look, and you can host them yourself or export them offline. The trade-off is a learning curve that most agents won't climb.
Choose it if you're a photographer or a tech-minded agency that wants to own the software and the files.
Panoee: free, Pro $22/month
The most generous free plan we found: unlimited projects, 3 GB of storage and no watermark. Pro is $22 a month. It handles very high resolution panoramas, Google Street View publishing, floor plans and lead forms. It's a general tour tool, not built for real estate, so there are no listing features or AI.
Choose it if you want free 360 tours outside the US and don't need anything real estate specific.
RICOH360 Tours: $39/month, billed yearly
Made by the company behind the THETA cameras, and it only works with them: the phone is just the remote. The free plan is unlimited but watermarked. Paid plans are $39 (Pro) and $59 (Business) a month, billed yearly, and add AI staging and a floor plan generator ($20 per plan, the first one free).
Choose it if you already shoot with a RICOH THETA.
Floorfy: from €19/month
Popular with agencies in Spain and Italy, where it bought Realisti.Co in 2025. It combines 3D tours, floor plans, AI-generated videos and live video visits, and it sells plans bundled with a rented RICOH THETA X (from €74 a month, per Floorfy's homepage). Its own blog quotes plans from €19 a month without a long contract; we couldn't load the pricing page to confirm.
Choose it if you're a Spanish or Italian agency and want a camera, tours and floor plans from one supplier.
Nodalview: price on request
A Belgian tool used across Europe. It turns a phone into a 360 camera with a lens and nodal arm kit, and adds HDR photos, AI staging, AI video, quick floor plans and lead capture links. Plans are quoted on request; credits run from €0.60 at the largest pack, and a tour costs 15 credits. 14-day trial.
Choose it if you're a European agency that wants photos, tours and video in one kit and don't mind the hardware.
TeliportMe: $25/month
A long-running 360 tour platform with white label, Street View publishing and dollhouse floor plans on the Business plan ($35). Essential starts at $25 a month, cheaper billed yearly. A solid option, though a small company that ranks itself first in its own roundup.
Choose it if you need white-label tours at a low monthly price.
3D scans
Matterport: free plan, paid plans by active spaces
The reference for 3D tours. A scan becomes a digital twin with a dollhouse view, measurements, floor plans and, more recently, AI defurnishing. You can capture with a LiDAR iPhone or a 360 camera, but the best results need the Pro3 camera ($1,995 plus a subscription).
The catch is the pricing model: you pay by active spaces, so every listing you keep online counts, and the plan page didn't show prices to us without running its scripts. Matterport's own blog says plans start from $14 a month; the store lists Professional from $245 a month for 50 spaces.
Choose it if you sell luxury, new builds or commercial property, and buyers expect the dollhouse.
iGUIDE: from CA$48 per project
iGUIDE is built around measurement. Its PLANIX camera combines LiDAR and 360 photos, and every tour comes with an accurate floor plan and a measuring tool. There's no subscription; you pay per project (Standard from CA$48, Premium from CA$66). The camera is the hurdle at $2,599, which is why most iGUIDE tours are made by photographers rather than agents.
Choose it if floor plan accuracy matters more than the walkthrough, or you're a photographer selling packages.
Giraffe360: about $360/month with the camera
A robotic camera that captures the property on its own, plus software that produces the tour, photos and floor plan. Giraffe360's US price page doesn't print a figure; search results for it show $360 a month including camera and tripod, and other roundups quote around $399 a month on a 12-month term. Fast and consistent, but it's a big monthly cost for a single agent.
Choose it if you're an agency or photographer shooting several properties a week and want capture to take no skill.
Also worth knowing
- My360: popular in Spain and the Netherlands. Unlimited 360 tours with live video chat for €39 a month (ex VAT), or €19 for a single tour. Needs a 360 camera.
- EyeSpy360: pay per property, $15 for a tour with a 3D model and floor plan. Strong on live guided viewings.
- Polycam: LiDAR and photogrammetry scanning from an iPhone, from $12.50 a month billed yearly. A scanning tool more than a listing tour platform.
- CubiCasa: floor plans from a five-minute phone scan, first plan free. It makes floor plans, not tours.
- Travvir: phone capture with AI stitching, like Pedra. Its pricing isn't published on its own pages, so we couldn't compare it.
- Cupix: you'll still see it in older lists, but CupixHomes stopped taking new sign-ups in 2022.
Matterport alternatives
If Matterport is too expensive or you don't want a camera, here's the short map:
- Cheaper branded tours with a 360 camera: CloudPano or Kuula.
- Accurate floor plans and measurements: iGUIDE.
- Own the software, no subscription: 3DVista.
- Free, US only: Zillow 3D Home.
- No 360 camera, any country: Pedra.
Remember that none of the 360 photo tools rebuild a measurable 3D model. They look similar to buyers, but there's no dollhouse or tape measure.
What to pick
Answer three questions:
- Do you need measurements or a dollhouse? Yes: Matterport, or iGUIDE for floor plans. No: keep going.
- Do you own a 360 camera, or want to buy one? Yes: CloudPano for branding, Kuula or Panoee for price, RICOH360 Tours if it's a THETA, 3DVista to own it. No: keep going.
- Where do you publish? Only Zillow in the US: Zillow 3D Home. Anywhere else: Pedra.
What to check before you pay
- How you're charged. Per active tour (Matterport, Floorfy), per project (iGUIDE), per month with unlimited tours (CloudPano Pro Plus, RICOH360, Pedra) or once (3DVista). If you keep sold listings online, per-tour pricing adds up.
- What happens when you cancel. Some tours go offline the day you stop paying.
- Where the tour can go. Check it embeds on your portal (Idealista, Rightmove, Immobiliare, Zillow) and whether your MLS requires an unbranded version.
- The hardware you really need. "Works with your phone" sometimes means the floor plan or the best quality still needs a camera.

The short version
Pick by what you capture with, not by the ranking. 3D scans (Matterport, iGUIDE, Giraffe360) for measurements and luxury. 360 photo tools (CloudPano, Kuula, Panoee, RICOH360 Tours, 3DVista, Floorfy, Nodalview, TeliportMe) if you have the camera. Phone-only (Zillow 3D Home, Pedra) if you don't.
If you want to try the phone route, here's how to make a virtual tour without a 360 camera, or start with Pedra's virtual tours.
